With PLVS VLTRA, a forward-looking office and laboratory building is being constructed in Mainz-Bretzenheim. The architecturally striking building is being developed as a flexible multi-tenant concept with around 19,000 m² of gross floor area. In addition to divisible laboratory and office units, the building offers shared spaces such as meeting zones, dining facilities, and a generously designed atrium that serves as a communicative hub and event space.
The building comprises three full storeys and one recessed top floor. The spatial layout follows a balanced ratio of 40% laboratory to 60% office use and allows flexible adaptation to different tenant needs. The usable areas include S1 and S2 laboratories, modern office spaces, and flexibly configurable units. On the ground floor, a reception area, meeting rooms, and a public science café complement the offering. ZWP is responsible for planning the entire technical building equipment. The commission covers all trades (work stages 1–7 plus quality management in work stage 8) as well as consulting and support for the targeted WiredScore certification.
A central goal of the project is a consistently sustainable building concept. A combination of photovoltaics and a green roof on the upper roof level provides renewable energy. “In addition, climate-controlled ceilings, an energy-efficient ventilation system with heat recovery, and the far-reaching reduction of fossil fuels contribute to a future-oriented, resource-conserving operation. A BREEAM Excellent certification is being pursued. High standards are also being set in the area of digital infrastructure: the targeted WiredScore Gold certification confirms powerful, resilient, and future-proof digital connectivity throughout the building.
