The C1 Central One in Berlin is being developed at the intersection of Karl-Liebknecht-Straße and Gontardstraße, directly adjacent to Alexanderplatz S-Bahn station and the historic Marienkirche. The panoramic building will influence the design of the office structure in terms of height and façade.

The building will be used as office space from the 1st to the 6th floor, with commercial and gastronomy areas on the ground and basement levels, totaling approximately 15,000 m² of gross floor area across 9 stories. The underground garage and bicycle parking are accessible via the courtyard and two of the seven elevators, and are equipped with e-mobility charging stations.

 

Technical equipment centers are located in the basement and on the roof. A photovoltaic system with approx. 20 kWp will be installed on the roof, expected to save around 18,000 kWh of energy annually.

Office areas will be equipped with high-end lighting, power, communication, and security systems, along with centralized partial air conditioning using ventilation systems and heated/cooled ceiling panels.

Heating will be provided via connection to Vattenfall’s district heating network. Heat recovery from the cooling system (heat pump principle) will supply low-temperature consumers.

Cooling will be generated by two air-cooled chillers with free cooling functionality, located on the roof.

As the building is classified as a high-rise, stairwells will be designed as safety stairwells and equipped with smoke extraction systems (RDA) powered by battery backup.

Due to a discharge limit of 3 l/s imposed by Berlin Waterworks, a rainwater retention tank with a capacity of 113 m³ will be installed beneath the underground garage and included in the flood protection assessment.

To meet current hygiene standards and reduce the risk of pathogen transmission, sanitary facilities will feature touchless fittings, and partial air conditioning systems will operate with 100% fresh air and no recirculation.

Special services by ZWP include the creation of a fire protection matrix and participation in DGNB certification.

Final completion is currently scheduled for 2025.
