The EINZ-high-rise office building on Europaplatz was built in the new Europacity quarter, in the immediate vicinity of Berlin‘s main railway station. It includes a conference area, a restaurant open to the public and a sky bar on the 21st floor. Completion was scheduled for 2023.
Client and owner is the Viennese company CA Immo, which is developing large parts of the new Europacity. The 22-storey office building was designed by Munich-based architects Allmann Wappner. The building was already fully let to the auditing and consulting firm KMPG before construction began.
The complex with an area of 2,800 m² consists of the approximately 84-meter-high high-rise building and a five-storey base building, which houses two roof terraces. A spacious lobby with a multi-storey atrium serves as a communication zone and informal meeting point for employees and visitors.
The flexible office space concept based on a 1.35 m facade and extension grid enables the design of open-space offices as well as individual and group offices. The building was realized as a green building and was awarded a DGNB Gold certificate. Among other things, highly efficient system technologies were integrated for sustainable use. The building is connected to the district heating network with a heating capacity of 1.5 MW.
Cooling is supplied by two highly efficient air-cooled compression chillers with a total output of 2 x 850 kW. These were installed on the roof of the high-rise building.The chillers are equipped with a free cooling function, which makes it possible to cover cooling requirements in the transitional period (e.g. for IT rooms or when there is a low cooling requirement in the office areas) with lower energy consumption. The office and conference areas are air-conditioned by heating and cooling ceilings and slot diffusers.
The building will be equipped with demand-oriented air conditioning systems (ventilation and air conditioning) that operate with highly efficient heat recovery, and the power supply will be provided by a customer-owned double MV transfer switchgear with a capacity of 1,600 kVA, which will supply the building from the medium-voltage grid of Stromnetz Berlin GmbH. A rainwater harvesting system was integrated in the basement to irrigate the intensively greened roof areas. In accordance with the fire protection concept, the building is equipped with a full-surface sprinkler system.
In order to make ZWP‘s internal planning process more transparent and flexible, the project is being planned using the agile project management method Scrum.
