ESG-Compliant Refurbishment and Modernization of the Office Building on Schwannstraße, Düsseldorf-Golzheim

The existing office building on Schwannstraße in Düsseldorf’s Golzheim district was refurbished in line with ESG standards and converted into a sustainable multi-tenant property offering spaces for offices, gastronomy, sports, and childcare.

 

As early as 2003, ZWP Ingenieur-AG had been responsible for the design and supervision of the building services systems of the former “Spherion” office building. After decades of single-tenant use, the property—now known as “heylo”—was redeveloped from 2021 onward into a modern multi-tenant facility. During the refurbishment phase, ZWP once again took on the design of the building services engineering before the project was handed over to a general contractor.

The distinctive seven-story building consists of four structural sections connected by a spacious atrium featuring bridges and an elliptical glass roof. The atrium serves as the central element of the complex, providing space for gastronomy, social interaction, and flexible working. The two-story underground car park offers 374 car parking spaces and 27 bicycle spaces. The technical plant rooms are located in the basement levels and on the roof areas.

Energy-Efficient Refurbishment and Sustainability Concept

The refurbishment placed particular emphasis on the ecological quality and sustainability of the systems implemented. The primary objectives were to achieve a largely climate-neutral energy supply and to reduce CO₂ emissions. Since the originally planned extraction and injection wells were not approved due to contamination plumes in the groundwater, an alternative concept based on air-source heat pumps was adopted. These systems cover both dynamic and static heating and cooling demands, contributing significantly to the overall energy efficiency of the building.

Photovoltaic systems installed on the roof complement the energy supply and reduce electricity consumption from the public grid. Heating and cooling sails ensure uniform and efficient temperature control of the rental areas, promoting a comfortable indoor climate.

The new ventilation and cooling concept in the tenant areas supports the required flexible, grid-based use of the spaces. In addition, sensor-based systems enable demand-oriented control of air supply, lighting, and temperature.

Building Automation and Digital Infrastructure

Several components of the building automation were specifically planned to ensure a high level of digital connectivity and energy efficiency. These include:

  • Digital signage

  • Smart lighting

  • Data connectivity

  • People-counting sensors

  • Smart parking

These systems enable intelligent building operation, optimize energy use, and enhance user comfort.

The project aims for DGNB Gold certification and represents a significant contribution to the sustainable transformation of existing buildings in urban environments.
