At Nordpark in Mönchengladbach, the new administrative building for Santander Consumer Bank, known as the “BAN building”, has been completed. The new construction comprises approximately 24,500 m² of gross floor area, divided into four three-story office wings. Around 1,500 employees work at this location, providing services for Santander Consumer Bank through internal corporate entities.

 

In 2012, ZWP Ingenieur-AG was commissioned to plan and oversee the technical building systems. Execution planning and installation were carried out by the general contractor. Each wing and floor includes open-space units of approx. 1,200 m², each forming a single fire compartment with comprehensive fire alarm monitoring.

“Consolidation Points” are embedded in the raised floor, allowing office furniture with integrated electrical systems to be connected via pre-configured cabling. A KNX system was installed to control individual desk groups and usage zones. Tertiary IT cabling is provided directly by the user.

Room conditioning is achieved via metal chilled ceilings, used for both heating and cooling. Energy generation for the complex is centralized on the roof, using gas-fired condensing boilers and chillers integrated into the ventilation systems. A mechanical ventilation system ensures air quality across various zones. System monitoring and energy control are managed via a centralized measurement, control, and regulation system.

The ground floor includes meeting rooms, project offices, and multi-purpose spaces for communication and media events. A kitchen and staff canteen are also provided. The spacious entrance hall features a meeting point and cafeteria.

The partial basement houses storage and technical areas, kitchen system installations, a central data center, and server rooms. These server rooms are designed with redundant systems, extending to the floor distribution rooms on each level. Assembly areas on the ground floor are protected by a sprinkler system in accordance with fire safety regulations.
