EDGE East Side, a high-rise building with a height of 142 meters and a gross floor area of 80,500 square meters, was built next to the Warschauer Straße S and U train station in Berlin Friedrichshain-Kreuzberg. The high-rise was designed as a multi-tenant building and is mainly used as an office and administration building. Of the 33 office floors, 28 have already been let to the tenant Amazon.

On the 35th floor there is a public restaurant area with two viewing terraces. Coworking spaces have been created on the podium floors from the 2nd to 6th floors. The publicly accessible lobbies on the first floor and second floor house a café, a coffee shop and a bike workshop.

The project was implemented as a BIM project right from the preliminary planning stage. In order to achieve maximum usable space, the technology was optimized so that it could be accommodated in the two basement floors, on the first floor and on the 36th and 37th upper floors. The basis for this was the ventilation concept, in which eight air handling units work together in a loop system on the first basement floor and on the 36th and 37th floors. In addition to the optimized arrangement of the air handling units, this made it possible to maintain a system without interrupting the air handling supply on the floors.

All water-bearing systems were designed in three pressure zones due to the height of the building. The electrical energy in the building is largely distributed via busbar systems, which are fed from five grid stations for the rental areas and a customer-owned transfer station for the technical systems.

To ensure variable office use, a flexibility concept was developed that provides for the floors to be divided into four rental areas with adjustments to the wall positions without the need for conversion work on the building services side. The installation is designed in such a way that meeting rooms can be set up at any point on a floor according to a defined key. Multifunctional sails are used to supply the areas, providing heating, cooling, ventilation and sound absorption. Luminaires are arranged between the sails. As this concept means that the ceilings are completely visible, the cable routing is installed in plain sight.

EDGE develops innovative projects worldwide. The “smart building concept” defined by the client was used in the planning to control the technical systems. This means that traditional room control units and switches were replaced by a sensor system that automatically controls the building technology in conjunction with the room automation system and enables user-related setpoint changes via an app. CO2 savings, sustainability and the well-being of the users were important guidelines for all concepts.

The proportion of renewable energy is 37%. In order to underline the building‘s innovative and sustainable claim, the aim was to achieve DGNB Platinum and Well Gold Core+Shell certification for the building.

The building permit was granted in September 2019 and the building was completed in 2023.
